We offer project administration services specializing in the financial connection between the organizations involved in construction projects (Pay Applications, Lien Waivers, Change Orders, Insurance Certificates, Project Closeout). While our services are most often considered by owners, developers, or general contractors we also provide services to sub-contractors and suppliers as well. Our services are most efficiently applied in cases where there is a "one- to-many relationship". If you are an Owner/Developer/GC with many subs/suppliers or you are a contractor/supplier who provides services/materials for many Owners/Developers/GC's you can benefit from our services.
Our Concept
We operate as a Service Bureau to process and co-ordinate Payment Applications, Lien Waivers, Change Orders, Insurance Certificates, Invoices, etc. We also prepare project closeout packages.
Many points of contact exist between the various organizations involved in construction/building projects. From Property Owners and Developers to Architects, General Contractors, Sub-Contractors and their Suppliers.
They come together at the planning, architectural, engineering, design, and realization levels and, at our point of focus, the financial level.
We pride ourselves on our ability to establish and maintain close working relationships with our clients and their associated organizations. We recognize the position we occupy in these inter-company relationships and the role we play in helping to assure smooth, trouble free, transactions.
We have a great deal of experience in processing these types of transactions as a third party Service Bureau. We have worked on site in close contact with the project and project managers and we have worked remotely without ever visiting the site. Our familiarity with construction projects, and site operations, positions us to support your project as an integral part of your project team.
We provide services beyond simply processing the various financial transactions. We can also provide periodic reports regarding the status of contracts and change orders, insurance certificates, lien waivers, etc. for each contractor, subcontractor, supplier. We also maintain project files and documents for inclusion in the project closeout package and can prepare the closeout package including the O&M manuals, warrantees, as-built's, etc.
